Existing structures carry capacity, character and consent. Each has real commercial value when it is identified early.
Older structures were often built conservatively. Where materials have not deteriorated, the available capacity can support additional levels, heavier services or a change of use.
Value is unlocked by early investigation. A modest assessment at feasibility stage regularly changes the development strategy for a site.
The opposite is also true: discovering a constraint late converts it from a design problem into a programme problem.
